County recording fees and offices for easement filings

One table for the 101 counties in our library: who records the document, where that office publishes its current fee schedule, and how the fee is actually structured locally. Free to use and free to cite.

Compiled by Easements.com from official county publications. Last reviewed October 1, 2026.

Why this table has links, not prices

Recording fees change by ordinance, by statute and by state surcharge, sometimes more than once a year. A dollar amount republished on a third-party site is wrong the moment the county revises its schedule, and people plan filings around it. So this reference points at the office's own published schedule and explains how the fee is built, which stays true between revisions.

Nearly every county in the United States charges for a recorded instrument the same structural way: a base fee for the first page, a smaller per-page fee for each page after it, and then additions. The common additions are an indexing charge when a document names many parties, a non-standard formatting penalty when margins or font size fall outside the state's requirements, a state or county archive surcharge, and an e-recording service fee charged by the submitting platform rather than the county. An easement is usually a short instrument, so the first-page fee and the surcharges dominate the total; the per-page charge rarely matters unless a long legal description or an exhibit map is attached.

Two costs that are not recording fees often surprise people. Some states levy a transfer or documentary tax on instruments that convey an interest in land, and whether an easement grant triggers it depends on state law and on whether money changed hands. Separately, if the easement has to be described by metes and bounds, the surveyor's fee for preparing that description will exceed the recording cost many times over.

How to use this before you file

  1. 1. Confirm the office. Easements are recorded where the land sits, not where the owner lives or where the utility is headquartered. If the parcel straddles a county line, the instrument is recorded in both.
  2. 2. Read the formatting rules. Most rejections are formatting, not substance: margins too narrow for the recording stamp, type too small, a missing preparer block or return address, or an acknowledgment that does not match the state's notarial wording.
  3. 3. Price the whole filing. Add the first page, the additional pages, any exhibit, the surcharge and the e-recording service fee. Ask whether the office accepts a card, and whether the fee is charged per instrument or per parcel referenced.
  4. 4. Ask what comes back. Some offices return the original with a stamp, others return a scanned image and destroy the paper. If you need a stamped original for a lender, say so at intake.

Our directory is for licensed surveyors, title abstractors, abstract and search companies, and real estate attorneys. Listings are free, we verify the license number before anything is published, and we never list a firm that did not ask to be there. People reach these pages already holding a title commitment or a plat with a corridor across it, which is the point at which they start looking for someone local.
